Designation: MANAGER Location: India ASSAM Guwahati Group: DS Group Entity: Dharampal Satyapal Limited SBU: CORPORATE Department: REAL ESTATE INVESTMENTS Function: REAL ESTATE INVESTMENTS Job Description:Job Title:Senior Manager (M3), Real Estate Asset managementLocation:Guwahati, AssamPurpose of the role:The incumbent would be based out of Guwahati office and would be working closely with the HQ team in managing all existing and future RE investments. The incumbent would be leading the efforts for monetisation of our RE investments.Key Responsibilities -Portfolio Management & Strategy: Developing and executing asset-specific strategies that align with an owner’s goals. This includes making critical buy/sell/hold decisions based on market trends.Financial Analysis & Modelling: Conducting detailed financial analyses, including cash flow projections, Internal Rate of Return (IRR) calculations, and scenario modelling to test portfolio resilience.Deal Sourcing & Due Diligence: Identifying new property opportunities through networking and market research, followed by thorough due diligence to assess risks and potential ROI.Risk Management: Identifying potential legal, regulatory, financial and environmental risks and implementing strategies to mitigate them.Stakeholder Reporting: Preparing periodical reports and presentation for the stakeholders related to our existing portfolio and newer opportunities.Special Projects- Lead or participate in other special projects as assignedRequired Qualifications- MBA or CA. Specialisation in Real Estate courses is advantageous.- 5–10 years of relevant experience in Real Estate, Land investment/management- Experience in Guwahati/Assam/ North-East market is preferredTechnical Skills- Knowledge of Real Estate / land records systems (Mutation, Demarcation, etc.)- Understanding of circle rates, stamp duty, and property registration processes- Strong understanding of financial and real estate concepts such as DCF, IRR, NPV, NOI, cap rates, etc.- Demonstrated proficiency in Excel and PowerPoint and technical expertise with complex financial modelling.- Excellent research, quantitative and analytical skills.- Ability to work in a fast-paced, team-based workplace with minimal supervisionSoft Skills- Strong documentation and organizational skills- Attention to detail and accuracy- Good communication and coordination abilities- Ability to manage multiple tasks and deadlinesAdditional Requirements- Fluency in Assamese language- Periodical travel to Noida HQ and other parts of North EastSkills:Estate Law
